Trinity Manchester fully let, cbre announces
In a significant milestone for the Manchester office market, leading real estate advisor CBRE has announced that Trinity, the centrally located office scheme on John Dalton Street, Manchester, has reached full occupancy.

The announcement comes following a flurry of deals totalling 14,000 sq ft on behalf of the landlord, Swiss Life Asset Managers. The reach to 100% occupancy marks a first for the building since its comprehensive redevelopment, signalling robust confidence in high-quality, centrally located Manchester workspace.
The Anchor Moves: Expansion and Commitment
The drive to full occupancy was bolstered by a mix of long-term commitments and rapid expansions from established professional services firms:
British Engineering Group: The group has regeared its lease and expanded by 3,500 sq ft. This brings their total footprint to 11,000 sq ft across the mezzanine and 1st floor levels.
Lewis Silkin: The leading law firm has secured 7,900 sq ft on the second floor. Advised by JLL, the firm has moved into a "plug-and-play" environment, complete with a client lounge and extensive desk provision.
Saffery Champness: Continuing their growth trajectory in the city, the chartered accountants have taken an additional 2,600 sq ft on the sixth floor, taking their total occupation to 6,800 sq ft.
Sally Hulston, Partner and Head of Manchester Office at Lewis Silkin, noted:
“It's just over three years since Lewis Silkin opened in Manchester, and I’m proud to say that we’ve outgrown our office space for the third time. We’ve taken a 10-year lease on our space at Trinity, demonstrating our long-term commitment to the city.”
Grade A Workspace is Dominating Manchester Office Trends
The success of Trinity underlines a dominant trend in the 2026 market: the shift toward Grade A, fully fitted workspace.
The all-electric building caters to modern ESG requirements with VRF air conditioning and LED lighting, but it is the "hotel-style" amenities, including a double-height reception, concierge service, and the on-site 92 Degrees café, that are proving to be the deciding factors for occupiers.
Matt Shufflebottom, Director at CBRE’s Office agency team in Manchester, commented:
“The commitment made by all three occupiers reflects the continued demand for well-located, high-quality workspace, particularly fitted and furnished. To reach full occupancy for the first time since the building was redeveloped is a fantastic result and testament to the investment made by the Landlord.”
